How the business works

Why one team does both trades

Heating and plumbing are taught as different trades and sold as different businesses, and in a London home the split does not hold. A boiler that keeps losing pressure is a plumbing leak. A bathroom refit needs a towel radiator on the heating circuit. A wet ceiling is either a waste pipe or a heating pipe, and nobody knows which until someone looks. Dependable Heating was put together so that the person who looks can fix either, on the same visit, without a second firm and a second call-out.

The work covers thirteen services, and the full list with a page for each is on the services page: boiler repair, servicing and installation, landlord gas safety certificates, central heating and underfloor heating, radiators and power flushing on the heating side; general and emergency plumbing, drains, leak detection and bathrooms on the plumbing side. It runs across London and the towns within about twenty miles, described on the areas covered.

A price before the work, every time

Every job is priced in writing before it starts. For repairs, that is a price for the visit and the standard repair, sent when you book. For installations, a survey comes first and the itemised quote follows it, naming the boiler, the radiators, the flush, the filter, the controls and the making-good. If something is found once the work is under way, you are shown it, told the cost and asked. The invoice matches the quote. That is the whole of the pricing policy, and it is the reason the business is called what it is.

What the work is held to

Gas work in the UK may only be carried out by an engineer on the Gas Safe Register, and every gas job through Dependable Heating is held to that: the engineer carries the card, the registration number is on the paperwork, and you are encouraged to check it. Boiler installations are commissioned with a flue gas analyser, recorded in the benchmark logbook, notified to building control and registered with the manufacturer. Bathroom electrics are certified. Repairs use manufacturer or manufacturer-approved parts. Drains are cleared with the right equipment for the pipe and cameras are used where a blockage keeps coming back. None of that is unusual; it is simply done every time.

What the business will say no to

A new boiler when a repair will do. A power flush on pipework that would be damaged by it. A combi in a house with two bathrooms and a weak main. A flue on the front of a listed terrace. A price given over the phone for a job that needs a survey. A temporary fix described as a permanent one. The engineer's job is to tell you what the right answer is, including when it is cheaper than what you asked for, and the reason is written down so you can make the call.

Landlords, agents and repeat work

A large share of the work is for people who do not live in the property: private landlords, letting agents and managing agents with flats across several boroughs. The routine is built for them: tenants contacted directly for access, gas certificates emailed the same day, portfolios grouped by area and month, and invoices written so they can be filed or passed on. Where the same property keeps producing the same fault, that pattern is noticed and the underlying cause is quoted rather than the symptom repaired a fourth time.

FAQ

Questions about the business

Are you a plumbing company or a heating company?

Both, deliberately. The engineers work on the boiler and the pipework and the bathroom, because in a real house those are the same job more often than not.

Who will actually turn up?

An engineer from the team, carrying ID. For gas work that ID is a Gas Safe Register card with the appliance categories on the back, and you are welcome to check the number on the register.

Do you subcontract the work?

The heating and plumbing is done by the team. Where a job needs a trade outside that, a tiler or an electrician on a bathroom for instance, it is arranged and managed as part of the job and you are told who is doing what.

What if I am not happy with something?

Say so, and it is looked at. A job is not finished until it works as agreed, and a snag found after the engineer has left is dealt with rather than argued about.
